Structural Repairs: Building Back the Foundation
The first and most critical step was to resecure the existing porch to the house's main structure. Over time, natural settling and poor initial construction had caused the porch framing to shift and separate. We reframed all structural columns and plates using durable, pressure-treated (PT) lumber, providing lasting support designed to withstand New England’s seasons.
New Materials for a Low-Maintenance Future
We wrapped the entire exterior in composite trim and paneling to ensure the updated porch would remain strong and attractive for years to come. . Composite materials offer the classic appearance of wood but resist rot, insects, and moisture, perfect for buyers looking for durability and easy upkeep.
The entire porch exterior was then painted to match the home’s existing color scheme, blending the new construction seamlessly with the older structure.
Improved Access and Smart Water Management
We installed new removable screens and frames for the porch, making seasonal maintenance simple and improving the overall look.
In addition, we addressed a hidden problem: an improperly directed downspout that had been contributing to rot around the porch foundation. By connecting the downspout to an existing underground drainage system, we redirected water away from the house, preventing future damage and giving new homeowners peace of mind.
A Full Exterior Refresh in Progress
This project is part of a broader effort to prepare the home for sale. We'll return this spring to complete full-house exterior painting and additional rot repair throughout the siding and trim.
